San Marco has shown strong and consistent appreciation over the past decade. Its location, walkability, and architectural character make it one of the few true urban neighborhoods in Jacksonville — and that scarcity drives long-term value.

San Marco is the most walkable neighborhood in Jacksonville and one of the few where you genuinely don't need a car every day. If lifestyle is your priority, this is where I'd look first.
Riverside and Avondale form Jacksonville's most beloved historic district — listed on the National Register of Historic Places and packed with Craftsman bungalows, Five Points bars and boutiques, and some of the most beautiful tree-lined streets in Florida. If San Marco is Jacksonville's upscale town square, Riverside is its creative, eclectic counterpart.

Home styles here skew heavily toward early 20th century architecture — Craftsman bungalows, Colonial Revivals, and Tudor cottages that you simply won't find anywhere else in Jacksonville. Prices start in the $180Ks for smaller homes needing work and stretch past $1.5M for fully restored riverfront properties.
The Five Points entertainment district is the neighborhood's beating heart: independent coffee shops, vintage stores, local restaurants, and a genuine sense of community that chain-dominated suburbs can't replicate. Riverside Arts Market runs every Saturday under the Fuller Warren Bridge, drawing artists, food vendors, and locals year-round.

Many residents describe Nocatee as a community where they never need to leave.
Schools are the other major draw. Nocatee sits in St. Johns County, home to the #1-ranked school district in Florida by multiple measures. Elementary, middle, and high schools in and around Nocatee consistently earn A ratings from the Florida Department of Education.
Homes range from the low $300Ks for townhomes and smaller single-family homes to well over $1.2M for larger custom builds on premium lots. New construction is still active — several national builders operate within Nocatee's various villages, so you can still buy new with full builder warranties.

Nocatee is the community I send most of my family buyer clients to first. The lifestyle is genuinely impressive — and unlike many suburban communities, the resale market here has been consistently strong.
Beyond Nocatee, the broader St. Johns County corridor along County Road 210 has exploded with new development over the past decade. Communities like Beachwalk, Shearwater, Silverleaf, and RiverTown offer master-planned living at a variety of price points — all within the same top-ranked school district.

St. Johns County has ranked #1 in Florida for public school quality for multiple consecutive years. That single fact drives enormous demand from families relocating to Northeast Florida — and it's the primary reason this corridor has seen consistent appreciation even when other markets softened.
New construction is widespread and active. If you want a brand-new home with modern finishes, an open floor plan, and full builder warranty — without paying Nocatee prices — the CR 210 corridor gives you options. Prices start in the $320Ks for smaller new builds and reach into the $750Ks+ for larger homes on premium lots.
Fleming Island is one of Northeast Florida's best-kept secrets. Located in Clay County — just 20 minutes southwest of downtown Jacksonville — this lakefront master-planned community offers exceptional value: lower property taxes than Duval County, excellent schools, and a relaxed waterfront lifestyle at prices well below comparable St. Johns County communities.

Fleming Island Plantation is the community's centerpiece — a sprawling planned community built around Eagle Harbor Golf Club and a network of lakes and preserves. Homes range from the low $280Ks for smaller single-family homes to over $1M for large lakefront estates.
